    Dubai Week · 13 Sep 2026 · 1 min read

A new report shows Sharjah will lead Northern Emirates residential completions in 2026, including the recent handover of Il Teatro Residences at Aljada.

Dubai is scheduled to deliver 68,250 residential units during 2026, according to the Colliers Q2 2026 UAE Real Estate Market Report. Data published by Dubai Week indicates that a significant portion of this upcoming supply has already been absorbed, with over 80 per cent of homes due for handover this year already sold.

In the Northern Emirates, approximately 7,450 residential units are expected to be completed throughout 2026. Sharjah leads this regional supply with roughly 5,450 homes, followed by Ras Al Khaimah and Ajman. While project delivery schedules have moderated, Sharjah saw approximately 4,600 new units launched during the second quarter.

Recent handovers in Sharjah include Il Teatro Residences within the Aljada development. This project consists of 138 apartments across two buildings and completes the residential phase of the Naseej District creative quarter. To date, more than 2,000 homes have been delivered within this specific district of the Aljada megacommunity.

The developer aims to hand over 4,000 units across its various communities during 2026. Following the completion of the Naseej District residential units, the next focus for handovers at Aljada will be the Nasaq complex.
